The Delta Redevelopment Funds LLC (the “Funds”) are changing the practice of sustainable development in the Great Lakes region. We provide flexible financing and technical assistance to brownfield and infill development projects in Illinois, Wisconsin and Indiana. We also serve businesses offering environmentally beneficial products and services in those three states.

The Delta Redevelopment Funds are a for-profit partnership of the Delta Redevelopment Institute (REDI) and Coniston Consulting LLC, which serve as co-managers. Currently one loan fund is fully operational (Delta Redevelopment Fund I), and more are planned.

Name Change

Both our management entity and Delta Redevelopment Fund I have recently undergone a name change to clarify their relationship to the growing network of Delta-affiliated organizations. These organizations have changed in name only. Their management, funding, mission and programs remain the same. Delta Redevelopment Funds—our management entity—was formerly known as the Great Lakes Region Sustainability Funds LLC. Delta Redevelopment Fund I was formerly called the Great Lakes Redevelopment Initiative Fund I. These entities now carry the Delta name to show they are part of the Delta family of institutions that are helping to build a greener, more sustainable future for the Great Lakes region.

Fund I

Delta Redevelopment Fund I (“Fund I”) combines an allocation of New Markets Tax Credits with conventional sources of private capital to make loans to redevelopment projects and businesses in low-income communities in Illinois, Wisconsin and Indiana.

Fund I managers are familiar with urban markets and have significant experience with government incentives and approval processes.

Fund I provides:

  • Flexible rates and terms
  • First lien or subordinated debt
  • Interest-only payments for seven years
  • A single source of funds for soft costs, environmental remediation, site preparation, development, business expansion and operations and "project seasoning"
  • Private-sector approval timeframes
